The Ultimate Guide to Every Beach Access on 30A: Parking, Crowds, Hidden Gems & Which Beaches Are Actually Worth It

If you're planning a trip to 30A, finding the beach is easy.

Finding the right beach access? That's a different story.

Some 30A beach accesses have large parking lots, bathrooms, showers, lifeguards, beach wheelchairs and plenty of room for families. Others are little neighborhood walkovers where you may be lucky to find a parking spot nearby.

And then there are the accesses that locals know about—the ones that can be much quieter than the famous beaches.

This guide breaks down the major public beach accesses along the 30A corridor, including Dune Allen, Gulf Place, Santa Rosa Beach, Blue Mountain Beach, Grayton Beach, WaterColor, Seaside, Seagrove, WaterSound, Seacrest, Alys Beach, Rosemary Beach and Inlet Beach.

Important: Access conditions, parking availability, construction and beach rules can change. Walton County's official interactive beach-access map is updated regularly, so it's worth checking it before heading out. 

First: Understand the Different Types of 30A Beach Access

Not every beach access is created equal.

Regional Beach Access

These are your best bet when you need parking and amenities.

Regional accesses generally provide some combination of:

• Parking

• Restrooms

• Showers/rinse stations

• Boardwalks

• Bike racks

• Beach-condition flags

• Lifeguards during the season

• ADA-accessible facilities at select locations

• Beach chair and umbrella vendors at select locations

Neighborhood Beach Access

These are much smaller.

They're primarily designed for people who are walking or biking to the beach, rather than driving and parking.

Some have flags and other amenities, but many have little or no dedicated parking. 

State Parks

These can be excellent choices if you're looking for more natural surroundings and don't mind paying a state-park admission fee where applicable.

Private/Owner-Managed Areas

This is where things get complicated.

Some areas along 30A have private beachfront property, while others have public access or specific transitory-zone rules. Don't assume that because you can see the beach, you can park nearby and walk through a private community.

🏖️ DUNE ALLEN BEACH

Dune Allen Regional Beach Access

Address: 5999 W Scenic Hwy 30A

Parking: Yes — approximately 27 spaces according to the South Walton parking guide.

Amenities: Restrooms, ADA-accessible boardwalk and parking, water fountain, beach-condition flag, seasonal lifeguard and beach-service vendor.

Crowd Level: ⭐⭐⭐⭐

Parking Difficulty: ⭐⭐⭐⭐

Hiddenness: ⭐⭐⭐

Best For: Families, accessibility, west-end visitors.

Dune Allen Regional Beach Access is one of the better-equipped accesses on the western end of 30A.

The big advantage is that you get the amenities of a regional access without having to drive all the way toward Seaside or Rosemary Beach.

The downside?

It gets busy.

During summer afternoons, parking can become competitive.

If you're staying around Dune Allen, Santa Rosa Beach, Sandestin or Miramar Beach, this is one of the first accesses I'd investigate.

Fort Panic Regional Beach Access

Address: 5753 W Scenic Hwy 30A

Parking: Yes — approximately 27 spaces in the county parking guide when grouped with the Dune Allen/Fort Panic area.

Amenities: Restrooms, parking, ADA-accessible boardwalk and parking, water fountain, seasonal lifeguard and beach-service vendor. 

Best For: Families and visitors wanting a full-service west 30A access.

Fort Panic is particularly interesting because it sits right along the 30A multi-use trail, making it a good option for cyclists.

It can also feel somewhat less hectic than some of the better-known central 30A accesses.

Dune Allen Beach Access

🌴 GULF PLACE

Ed Walline Regional Beach Access

Address: 4447 W Scenic Hwy 30A

Parking: Approximately 39 spaces.

Amenities: Restrooms, ADA-accessible boardwalk, ADA parking, picnic pavilion, water fountain, beach wheelchairs, seasonal lifeguard and vendor services. 

Crowd Level: ⭐⭐⭐⭐

Parking Difficulty: ⭐⭐⭐

Best For: Families, accessibility and people wanting restaurants/shopping nearby.

Ed Walline is one of the most useful beach accesses on the western half of 30A.

It's also conveniently located near Gulf Place, meaning you can combine your beach trip with food, shopping and other activities.

One of its biggest advantages is accessibility.

It is one of the better choices if someone in your group needs an ADA-friendly beach entrance or beach wheelchair.

Gulfview Heights Regional Beach Access

Address: 186 Gulfview Heights St.

Parking: Approximately 22 spaces.

Amenities: Restrooms, parking, picnic pavilion, water fountain, ADA parking/restrooms, seasonal lifeguard and vendor services. 

Crowd Level: ⭐⭐⭐⭐

Parking Difficulty: ⭐⭐⭐⭐

Best For: Families wanting amenities.

Gulfview Heights is another excellent full-service option.

It's particularly convenient if you're staying around Santa Rosa Beach and don't want to drive toward the more congested eastern portions of 30A.

The catch is simple:

22 spaces isn't a lot during July.

Arrive early.

🏄 BLUE MOUNTAIN BEACH

Blue Mountain Regional Beach Access

Address: 2365 S Scenic Hwy 83

Parking: Approximately 20 spaces.

Amenities: Restrooms, parking, water fountain, ADA parking/restrooms, seasonal lifeguard and vendor services. 

Crowd Level: ⭐⭐⭐⭐

Parking Difficulty: ⭐⭐⭐⭐

Best For: Blue Mountain visitors and families.

Blue Mountain is a classic 30A beach access.

It's public, has useful amenities and is conveniently located near one of the area's most popular beach communities.

However, with only around 20 parking spaces, it's not the place I'd recommend rolling into at 1 p.m. on a Saturday in July.

 

The Hidden Blue Mountain Accesses

This is where things get interesting.

The county lists smaller accesses including:

• Gulf Point Road

• Seagrade Road

• Blue Lake Road

• Shellseekers

• Spooky Lane

• West Allen Loop

Many of these are neighborhood-style accesses.

They're much less equipped than the regional beaches and are primarily intended for walk-up access.

That makes them potentially useful if you're staying nearby—but don't assume you can park on a residential street simply because Google Maps shows a beach access.

Always follow posted parking restrictions.

The official county list identifies these accesses and their locations. 

🌊 GRAYTON BEACH

"Beachmama" Bets Haynes Regional Beach Access

Address: 44 Hotz Ave.

This is one of the key public beach accesses serving Grayton Beach.

The county currently lists restroom facilities here. 

The Big Grayton Advantage

Grayton is one of the places where you can combine:

Beach + town + nature + restaurants

And nearby Western Lake gives the area another unique feature.

Western Lake is one of 30A's famous coastal dune lakes and has a public boat-launch location at 208 Hotz Ave. 

Grayton Dunes

The county also lists:

• Grayton Dunes

• Grayton Dunes West

• Ray's Multi-Mountain

These are much smaller neighborhood-style accesses.

They're interesting if you're looking for something less obvious than the main Grayton access.

But they're not parking-lot beaches.

They're better suited to people staying within walking distance.

 

🌊 SEASIDE

Seaside is one of the most famous destinations on 30A.

But here's something visitors need to understand:

Seaside isn't the place I'd choose if my primary goal is easy beach parking.

Parking is available around the town, including paid parking around Smolian Circle, while the area also has bike racks and golf-cart spaces. A free Seaside Shuttle operates daily from 6 a.m. to midnight. 

Best Strategy

Park once.

Walk around.

Eat.

Shop.

Then head to the beach.

Don't plan on driving around Seaside looking for a secret giant beach parking lot.

There isn't one.

🌊 SEAGROVE BEACH

Seagrove is where the number of little beach accesses starts becoming overwhelming.

There are numerous neighborhood accesses scattered throughout the community.

Some of the county-listed accesses include:

• Dogwood/Thyme

• Hickory

• Live Oak

• Nightcap

• Highway 395

• Holly

• Azalea/Camellia

• Gardenia

• Headland Avenue

• Greenwood

• Andalusia

• Dothan

• San Juan

• Pelayo

• Campbell Street

• Beachwood Villas

• One Seagrove

• Ramsgate

• Eastern Lake West

• Eastern Lake East

• Sugar Dunes

• Walton Dunes

 

This is one of the best areas for a "find the access closest to your rental" strategy.

Santa Clara Regional Beach Access

Address: 3468 E Scenic Hwy 30A

Parking: Approximately 30 spaces.

Amenities: Restrooms, ADA-accessible boardwalk, ADA facilities, water fountain, beach wheelchairs, seasonal lifeguard and vendor service. 

Crowd Level: ⭐⭐⭐⭐

Parking Difficulty: ⭐⭐⭐⭐

Best For: Families and visitors who want amenities.

Santa Clara is one of the best all-around choices in Seagrove.

If you're staying nearby and want a real parking lot, bathrooms and accessibility, this is probably one of the first places I'd check.

Santa Clara Regional Beach Access

Seagrove Regional Beach Access

Address: 3910 E County Hwy 30A

Parking: Yes.

Amenities: Restrooms, parking, ADA-accessible boardwalk, ADA parking and ADA restrooms. 

This is another strong option if you're staying around central Seagrove.

Walton Dunes Beach Access

Address: 258 Beachfront Trail

Parking: Approximately 13 spaces.

This is a much smaller access.

That makes it more interesting for people searching for a quieter 30A beach access, but it also means parking fills quickly.

🌅 EASTERN LAKE

Eastern Lake has several accesses and is one of the more interesting areas for people who like nature.

The county lists:

• Ramsgate

• Eastern Lake West

• Eastern Lake East

• Sugar Dunes

• Walton Dunes

There's also an Eastern Lake municipal parking facility with approximately 16 standard spaces and 18 low-speed-vehicle spaces. 

Why Eastern Lake Is Cool

You aren't just near the Gulf.

You're also near one of 30A's famous coastal dune lakes.

That's a major reason I'd put this area higher on the list for visitors who want something beyond a standard beach day.

🌴 WATERSOUND

Watersound is one of the more confusing areas for visitors because not every access you see on a map necessarily means you have unrestricted public parking and beach access.

The local shopping area around The Big Chill has public parking for visitors on a first-come basis, but that doesn't mean every nearby beach entrance is a public parking facility. 

If you're staying in Watersound, ask your rental company exactly where your beach access is.

🏖️ SEACREST

Seacrest has smaller neighborhood beach accesses including:

Gulf Lakes Estates

8040 E County Hwy 30A

Seabreeze

8286 E County Hwy 30A

Seacrest Drive

8520 E County Hwy 30A

These are neighborhood-style accesses, meaning parking is limited compared with the major regional beaches.

The county's parking guide specifically notes limited bike parking at Seacrest's three neighborhood accesses. 

My Take

If you're staying in Seacrest:

Bike or walk whenever possible.

Trying to drive around looking for a parking space can turn a relaxing beach morning into an hour-long adventure.

🏝️ ALYS BEACH

Here's an important one:

Alys Beach does not have a public beach access.

According to the current South Walton parking guide, Alys Beach has no public beach access, while limited first-come parking exists around portions of Sugar Lump Lane and Lagarza Lane, with public parking associated with shops/restaurants in the Town Center. 

So if you're staying in Alys Beach, use your property's designated beach access.

Don't assume you can simply park at the Town Center and walk wherever you want.

🌴 ROSEMARY BEACH

Same basic rule:

Rosemary Beach does not have public beach access.

The current South Walton guide lists no public beach access for Rosemary Beach and notes first-come parking around Barrett Square for shopping. 

If you're staying at a vacation rental or resort in Rosemary Beach, ask your host where your designated beach access is.

This is a major distinction between being a guest of the community and simply being a visitor.

🌊 INLET BEACH

Inlet Beach Regional Access

Address: 303 W Park Place Ave.

This is one of the biggest and most useful public beach accesses on the eastern end of 30A.

The access actually consists of three areas: 2A, 2B and 2C.

The parking guide lists:

• East: approximately 10–12 spaces

• Central: approximately 50 spaces

• West: approximately 50 spaces

That's substantially more parking than many of the smaller 30A accesses. 

Amenities include:

• ADA-accessible restrooms

• ADA-accessible boardwalk

• ADA parking

• Water fountain

• Beach wheelchairs

• Seasonal lifeguard

• Beach-condition flag

• Vendor-managed beach service 

Inlet Beach Regional Access

Best For

Families who don't want to gamble on a tiny neighborhood parking area.

If you're staying near Inlet Beach or Rosemary Beach, this is one of the first public accesses I'd check.

The Smaller Inlet Beach Accesses

The county also lists:

• Winston Lane

• Wall Street

• South Walton Lakeshore Drive

• Lupine

These are much smaller neighborhood accesses.

They're interesting because they can provide a more intimate entry point—but parking is the major issue.

 

🚗 THE BEST 30A BEACH ACCESSES FOR PARKING

If parking is your #1 priority, I'd start with the larger regional accesses.

My Shortlist

1. Inlet Beach Regional Access

Best eastern-end parking option.

2. Miramar Beach Regional Access

One of the largest options, with approximately 200 parking spaces according to the current South Walton parking guide. 

3. Ed Walline

Good combination of parking, amenities and accessibility.

4. Santa Clara

Excellent central 30A option.

5. Dune Allen

Strong west-end choice.

6. Fort Panic

Another solid west-end alternative.

🚲 THE BEST ACCESSES IF YOU'RE BIKING

This is where 30A gets much easier.

The Timpoochee Trail runs along much of the 30A corridor, making cycling a fantastic way to reach the smaller neighborhood beach accesses.

Instead of:

"Where am I going to park?"

You get to ask:

"Which beach access should I ride to?"

That's a much better problem to have.

🕵️ THE BEST "HIDDEN" 30A BEACH ACCESSES

There's an important distinction here.

A hidden access doesn't necessarily mean a secret beach.

It usually means:

a smaller neighborhood access that tourists may overlook.

Some worth investigating include:

• Walton Dunes

• Eastern Lake West

• Eastern Lake East

• Ramsgate

• Gulf Lakes Estates

• Seabreeze

• Seacrest Drive

• Grayton Dunes

• Grayton Dunes West

• Blue Lake Road

• Seagrade Road

• Gulf Point Road

These aren't necessarily empty beaches. But they can feel more tucked away than the major regional accesses.

⚠️ The Biggest 30A Beach Access Mistake

Don't assume a small beach access means free parking.

Many neighborhood accesses were designed primarily for walk-up traffic.

And don't park illegally on residential streets.

You could turn a relaxing beach day into a parking ticket—or worse.

🚨 A Note About Beach Rules in Walton County

This is especially important because beach access rules have changed in recent years.

South Walton currently distinguishes between public beaches, private/owner-managed areas, state parks and different types of access. In certain owner-managed private areas, the public may have access to the transitory zone under specific rules, but that does not mean you can enter through private property or use the entire beach as if it were a public beach. 

The county also states that the public can traverse the wet-sand portion of the entire 26-mile shoreline. 

When in doubt:

Use an official public beach access.

One More Thing: Don't Forget the Water

If you're spending several days on 30A, don't make the mistake of thinking your vacation has to happen entirely from the beach.

The Emerald Coast is arguably best experienced from the water.

A private yacht charter can take your group away from the crowded shoreline and give you a completely different perspective of:

Santa Rosa Beach → Grayton Beach → Seaside → Seagrove → WaterSound → Rosemary Beach → Inlet Beach

You can also explore the area by pontoon, go dolphin watching, cruise toward Destin, or spend the evening watching the sunset from the Gulf.

Choose a regional access.

Want parking?

Choose one of the larger lots.

Want accessibility?

Look for an ADA-equipped regional access.

Want something quieter?

Consider a smaller neighborhood access—but walk or bike when possible.

Staying in Rosemary Beach or Alys Beach?

Use your property's beach access rather than assuming there's a public parking lot.

And if you really want to see what makes the Emerald Coast special, don't spend the entire vacation looking for a place to put your beach chair.
